Market Curators worked with Denbighshire County Council to review initial designs for Queens Market, an exciting new development planned to include retail, street food and conferencing and entertainment space in the heart of Rhyl.
We reviewed initial designs, suggesting improvements based on operational and commercial factors to create a design that encouraged circulation and dwell time in the market.
Detailed demographic and catchment analysis was undertaken to identify the target customer base, with a focus on ensuring the market would service local residents as well as summertime tourists, a key issue across the town centre.
Commercial assessment was undertaken to determine the income levels and P&L forecasts for the venue, which were used to inform a detailed options study to procure an operator for the market hall.
Market Curators prepared a lettings strategy to support the Council to attract tenants to the market, and to deliver private sector confidence in the venue when the operation went out to procurement in 20223.
Mikhail Hotel & Leisure Group were appointed as operators for the market in July 2023, with a partnership framework that Market Curators helped the council to develop, supporting the Council with key contractual terms and socially focused KPI’s to ensure the market achieved wider socioeconomic targets.
